What building codes do the plans comply with?
Our plans are designed in accordance with the International Residential Code (IRC) or International Code Council (ICC) standards, which meet or exceed national building requirements. However, building codes can vary significantly across states, counties, and municipalities. It's essential that you work with your local building authorities and a licensed structural engineer, architect, or other certified professionals in your area to ensure the plans meet all local building codes, including specific requirements like snow loads, wind ratings, energy efficiency, and seismic considerations.

What is a PDF file of the plans?
When you order a plan in PDF format, you’ll receive a digital file of the plans via email, typically within one business day. This format allows you to print copies as needed at your local print shop. We will also send your license agreement and helpful materials from our partners.

What is a CAD file of the plans?
A CAD file order provides one set of plans saved as AutoCAD DWG files. You can share these files with your builder or draftsman to make custom changes to the design. We will also send a license agreement and useful materials from our partners. Refer to the Plan Licensing Information for copy restrictions.

How many times can I build from the plans I purchase?
As the registered purchaser, you are licensed to build one structure per set of plans. If you wish to build the same plan multiple times, contact our Customer Service team at info@designedgeenterprise.net for additional licensing options.

How much will it cost to build a house?
The cost to build varies depending on location, materials, and finishes. For the most accurate estimate, consult a local builder familiar with similar homes in your area. Our materials list can assist in providing a more precise quote.

Can I visit a completed home based on the plan I’m interested in?
Due to privacy agreements with our clients, we cannot disclose locations of completed homes. Our plans are sold throughout the U.S. and internationally, so we recommend exploring our photo galleries for visual references.

How is square footage calculated?
Square footage is measured by combining the livable (or heated) area of the first and second floors. This includes all enclosed, climate-controlled areas that are part of the main living space. Areas such as decks, porches, garages, basements, attics, and lanais are excluded from this calculation and are measured separately as non-livable or non-heated areas.
